Observation Knob Park is a beautiful park that is perfectly located on the shores of South Holston Lake in Bristol, TN. As the home of stunning views and outdoor recreation, the park is the perfect place for family gatherings, summertime fun, or a good day of R&R. The park sits on land owned by the Tennessee Valley Authority and was made available for public use in 1975. Since that day the park has been operated by Sullivan County, TN. Rules

Check-In Procedure - Check-In: 02:00 PM - Check-Out: 12:00 PM - Due to quiet time, check-in after 10 pm cannot be accommodated and will be processed the next day. - Late check-outs cannot be accommodated, charges apply for guests who have not departed by noon. - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Park Access - All campers checking in will receive up to 2 gate key cards per reservation. - These electronic key cards must be returned on the day you are due to check out. - Any unreturned or lost key cards will result in a $50 charge per card being billed to the credit card on file. Guests Policy - All visitors MUST check in with our office and purchase a $3 entry pass. - The pass will be valid for up to 3 days. - Camping guests are strictly prohibited from allowing unauthorized or unregistered guests to enter through the gate. - All registered visitors will be issued a hang tag that must remain on the windshield of the vehicle for the time that the vehicle is inside the park. - Any registered camper using your key to allow an unregistered guest through the campground gate, will be required to vacate the park immediately and will lose camping privileges at Observation Knob. Sites Rates - Site rates are intended for one camping unit and no more than four adults. - Only one tent, camper, or motor home per site. - Additional tents may be permitted at an additional fee, up to one additional tent per site at $17.00 per stay. - All overnight guests (over four adults) are required to pay an additional $3.00 per adult. - All visitors must pay a $3.00 entrance fee at the gate. Campers Access - Registered Campers and registered guests will have access to the entire park including the Boat Ramp, Playground areas, and Swim Area. Golf Carts Policy - Daily Campers may be allowed to bring 1 golf cart per campsite. - A golf cart pass must be purchased from our office for a fee of $10 and will be valid for 7 days. - If your stay is longer than 7 days, you must purchase a second pass. - Golf Carts must remain on hard-surfaced roads and follow the park speed limit of 10MPH. - Golf Carts must have front and rear lights if operating after dark - All persons on Observation Knob Park property operating a golf cart MUST BE AT LEAST 16 YEARS OF AGE and hold a valid driver's license. - Golf Cart passengers shall not exceed the designated seating capacity on the specific Golf Cart. - At no time will it be permitted for someone to stand on the back or in any other manner or hang over the side. - Legs, feet, and arms should always be inside the cart. - Golf carts are not permitted to operate between 11:00 PM & 8:00 AM. - Excessively loud and/or 2-stroke Golf Carts are strictly not permitted. - Failure to operate a Golf Cart responsibly, as deemed by park management, and/or violation of any Golf Cart rules will result in a loss of Golf Cart privileges and could also result in a loss of camping privileges at Observation Knob. Pet Policy - Pets are the responsibility of their owner and must be kept under direct supervision at all times. - Pets are not to be left unattended outside of your camper. - For the safety of everyone and other pets, all pets must be kept on a leash at all times. - Owners and/or responsible persons must remove fecal matter left by their pet on park grounds (this includes your campsite). - Disruptive pet behavior including barking, noise, and destruction of any campground property or disturbing of the soil by a pet is strictly prohibited. Bicycle Rules - Only one bicycle per person at your campsite is permitted. - Bicycles must be stored neatly at the end of your camper or on a vehicle rack in a manner not to interfere with mowing or weed trimming. - All bicycles must be ridden responsibly. - Bicycles must have lights visible from front and rear to be ridden after dark. - If you do not have lights, you are not permitted to ride after dark. - Reflectors do not count for lights. Watercraft Rules - All watercraft entering the park must have a registered permit issued by our office. - Boats and Jet Skis will be charged a $10 fee each, for a pass that is valid for up to 7 days. - If your stay is longer than 7 days, you will be required to purchase an additional pass. - Any watercraft in the park without a valid pass will be removed at the owner's expense. - All boats or jet skis must be in operating condition and have current registration. - All watercraft must have an operable trailer while stored in the park/campground. - Only 1 boat and up to 2 jet skis are permitted per site. - Boat storage is intended for campsite holders only, please do not store watercraft for someone else at our park. Speed Limit - The speed limit in the park is 10 MPH. - Erratic driving or engine revving will not be permitted. Motorcycles Policy - Motorcycles are allowed into the campsite and out of the park only. - NO joy riding. Quiet Hours - Quiet hours are from 10:00 PM to 8:00 AM. Visitors Hours - Visiting hours end at 11:00 PM, and all visitors must depart at 11 PM. On-Site Staff - Hosts and Management are onsite throughout the day and night. - Please call the phone number on the office window if you should need emergency assistance after hours. Vehicles and Parking Policy - Washing vehicles or campers are not permitted in the park. - All vehicles and watercraft belonging to your site must be parked on your campsite or designated parking space only. - Parking on vacant campsites is strictly prohibited. Firewood Policy - Burn local wood only! Per Tennessee Wildlife Resources Agency, burning firewood from outside of the Bristol, TN area is strictly prohibited. - Firewood bundles can be purchased from our office for $7 per bundle. Trash and Garbage Policy - All sites must be kept clean from garbage and debris. - Trash is to be taken to dumpsters, which are located by shelter A. - No trash is to be left in fire pits or burned in fire pits. - No dumping of wastewater onto the ground, this is prohibited by state law. - All outlet caps must be in place or portable tanks connected. - Our park does not offer septic hookups; therefore all campers must be equipped with factory-holding tanks and/or portable tanks. Wildlife Policy - Disturbing wildlife, damaging trees, putting screws and nails in trees, or digging soil is strictly prohibited and will result in a loss of camping privileges at Observation Knob. Tidiness Policy - Toys, coolers or fishing equipment, etc. may not be stored outside; such items should be removed or stored inside when not in use for more than one day. Maintenance Policy - Ground maintenance is to be performed by authorized personnel only. Prohibited on Park Property - No alcoholic beverages permitted on the premises. - Possession or use of controlled substances or intent to distribute is strictly prohibited. - Possession of firearms and/or weapons in the park is strictly prohibited. - Fireworks are prohibited on park property. - No clotheslines, extension cords, or any other device will be allowed in trees or on the ground in camping areas. - This includes dog leashes and chains. - Piggybacking through the campground gate is not permitted. - ATVs and UTVs are strictly prohibited in the park. Campground Disclaimer - Camping units must remain at least 15 feet apart by Tennessee Law/Code. - Park Management reserves the right to require you to relocate your camper or camping unit if it cannot be situated at least 15 feet from a neighboring unit. - Sullivan County Observation Knob Park assumes no liability for loss, theft, or damage of personnel property.

Cancellation Policy

MODERATE If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
