Community guidelines and safety information Tenancy -All lot fees are payable in advance. Please refer to the above policies regarding refunds. -Check-in time is 2:00 pm. -Check-out time is 11:00 am. -Quiet time is between 10:00 pm and 8:00 am. -The Creekside RV Park Management team reserves the right of access onto any site at any reasonable time for an inspection and/or maintenance. Roads -The Speed Limit on all roads is 5 m.p.h. -Limit 2 cars per site. If you need additional parking to come to the office for authorization. Visitors -All guests MUST register with the office upon arrival. -Overnight visitors must pay $3 per person, per night. $100/month -There is a limit of 4 guests per site. Conduct -Loud and/or disturbing noise is NOT permitted at any time. This includes loud parties, music, and TV. -Drunkenness, the use of profanity, loud or boisterous talk, or immoral conduct that includes racism or any discriminatory remarks made towards other residents will not be allowed at any time. Failure to follow these expectations can result in an eviction. -Possession or discharge of firearms or fireworks is strictly forbidden. -Fires are only allowed in designated areas or personal fire pits. -Clotheslines are NOT permitted. Children -Parents are responsible for the safety and conduct of their children. -Parents should never leave children unattended, in vehicles, or elsewhere in the park. -Parents are responsible for damage caused by their children. Pets -Guests are limited to two pets per site. -All pets must be securely leashed at all times. -Owners are responsible to pick up after pets or will be subject to fines or eviction. -Pet waste bags and receptacles are provided for our residents. -Do NOT leave pets unattended for any period. -Pets must not annoy or threaten any guest. Barking dogs will not be tolerated. -Management reserves the right to NOT permit vicious breed dogs into the park. -Pets over 25lbs must be approved by management. Trash -Central trash location -NO dumping of large items such as furniture, mattresses, etc. RVs -We will not accept RVs that are in unsatisfactory condition. This includes RVs that are unable to be towed, RVs that are not kept clean and tidy, and RVs that are generally unsightly. We reserve the right to refuse an RV if it does not meet our park standards. -ALL RV guests must have a rig that can self-move in 24 hours or less! -Personal sales of a guest's RV MUST be approved by our office. -Extra campers, tents, sheds, boats, and trailers are NOT allowed on the site without approval. All extra structures or vehicles MUST be approved by management. -Extra vehicles will be subject to a $50-100/month fee for storage in our overflow area. Site Cleanliness -Unfastened ladders, storage boxes, water coolers, clotheslines, excessive potted plants (limit to 2 per site), appliances, spare parts (car parts, tires, etc.), cleaning supplies, excess outdoor furniture (limited to lawn chairs and one table), extra propane tanks, (unless attached to your grill), toolboxes, and lawn ornaments are not permitted to be outside of or under your RV. -Awning tie-down anchors MUST be removed from the ground when in the retracted position. -NO automotive repairs or oil changes are permitted on sites. -Lots are subject to inspection by staff periodically. Staff reserves the right to distribute warnings or fines as they see fit. Long Term Guests The first month's rent is due in FULL upon arrival. No exceptions. No partial payments. -Lots are rented on a month-to-month basis. -Guest waiver MUST be signed upon arrival. -Guests staying longer than 1 month must have RV insurance. $100k liability is recommended. Creekside RV Park is not responsible for damage caused by hurricanes, wind storms, or other acts of God. -Condition of the RV is subject to approval upon arrival. -RV must be washed every 3 months. -Unpaid rent or refusal to pay is subject to eviction and fines. -Moving lots requires office approval. -Upon check-out, the lot MUST be left in the same condition that it was found. Any clean-up beyond the normal call of duty will result in a $250 fine upon departure. ** If a guest is out of compliance with any of the above policies, Creekside RV Park management reserves the right to vacate the guest with a 48 hours notice. Additional Info -Creekside RV Park offers back-in RV sites. All RV sites come standard with water sewer, 50 amp electric, and high-speed internet. We welcome Class A, B, C, 5th Wheel, and travel trailers. If your RV is 10 years or older, please submit photos of your RV for consideration to our email. Policies and cancellations Cancellation Policy: Reservations canceled within 3 days or less of arrival date are subject to a forfeit of deposit. Reservation Policy: Bookings can be made via the website, a phone call, or in person. A credit card is required at the time of booking, and a 50% deposit of the total stay is required to book your site. -Rates are for 2 adults and 2 children per site. Additional guests are $3.00 per person per night. (age 8 and under FREE!) Refunds Policy: Refunds will be distributed on a case by case basis ONLY. Any refunds will be subject to a 2.3% credit card processing fee, and the 7% FL tax you previously paid will be forfeited. For longer-term/monthly rentals, we will not issue refunds if you are leaving less than 2 weeks before your expected departure date. If you have been evicted for not following our guidelines and community rules, we reserve the right to forfeit your reservation and deny a refund. Evictions Procedures: We will abide by the Florida Eviction requirements as stated in this document acquired from the Florida Association of RV Parks & Campgrounds http://farvc.org/files/farvcdocument/DocumentEvictionRequirements15020320753.pdf -We will also abide by Florida State Laws concerning mobile home parks and recreational vehicles as stated in "The 2013 Florida Statutes, chapter 513." While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement.
