Rules

Registration Policy - RVs must be newer than 2010 - Older units must be approved by the office prior to registration/reservation and management reserves the right to refuse entrance in the case of misrepresentation of any RV - Reservations/stays are for no longer than fourteen (14) days without prior approval from management - Registration must be completed on arrival, and payment in full is due in advance of your stay - Children must be kept under the close supervision of their parents at all times - Checkout time for the campground is 12:00 PM and is strictly enforced. You may be responsible for an additional day of site rent if you do not vacate your site by 12:00 PM on the day of your departure. - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Rates - Rates are based on two (2) people (including up to two (2) children under 12 years old), one (1) camping unit, and one (1) vehicle. - A maximum of two (2) vehicles per site are allowed and they must be parked on the site for which you are paying. - You will be charged $6.00/day or $15.00/week for additional parking if a second vehicle will be on your site - You will need to ask management where you should park any more additional vehicles also at an additional charge Quiet Hours - Quiet hours are observed from 10:00 PM till 8:00 AM - The volume of noise or music must be low enough that it will not disturb others - Generators are not to be used in the park - ABSOLUTELY NO FIREWORKS OR FIREARMS ARE TO BE DISCHARGED AT ANY TIME - 411 Oaks is surrounded by private property. Please respect others' property by keeping all people and pets inside our fence. Package Delivery - UPS and FedEx will deliver to the property address - Please make sure to give your site number - Park is not responsible for packages - You are responsible for collecting your packages in a timely manner. Guests Policy - If you have guests visit and they would like to use campground amenities or stay overnight, the office must be notified - If there is no room for your guests to park on your site, please contact the office to be advised where they should park. - A fee may apply for that usage and additional parking for the visitor’s vehicles. Utilities & Amenities Liabilities - Please use the utilities designated for your space only unless directed by the management of 411 Oaks - Only items used for camping can be left outside on your site - Long Term guests are allowed steps (not decks) to their RV but must be removed when you check out - If we must remove or discard the steps or belongings, there will be a $100.00 clean-up fee - The equipment, apparatus, and facilities furnished are solely for the convenience of guests, and all persons using the same do so at their own risk - MANAGEMENT WILL NOT BE RESPONSIBLE FOR ACCIDENTS, INJURIES, OR LOSS OF PROPERTY BY FIRE, THEFT, WIND, OR ANY ACT OF GOD - MANAGEMENT WILL NOT BE RESPONSIBLE FOR LOSS OF MONEY OR VALUABLES OF ANY KIND. Pets Policy - Quiet pets, under control and always on a leash, are welcome - All pets are to be walked in designated areas throughout the campground - Pets are not to be left unattended in or around vehicles or campsites at any time - Dog houses, kennels, or fencing are not allowed on sites - Pets left unattended in your RV must be quiet in your absence - Guests with consistently noisy pets may be subject to loss of Park privileges to ensure maximum pleasure for everyone - All pet’s solid messes must be cleaned up immediately, including your site and common areas - If you are seen by any 411 Oaks employee not picking up pet messes, you may be charged a $50.00 cleanup fee for each incident - If pet messes are left on your site when you check out, your credit card on file will be charged a $50.00 cleanup fee - We only tolerate up to two (2) offenses, and then you will be told to leave the property Vehicles Policy - No washing of any vehicles or servicing (oil change/repairs, etc.) is permitted on this property - The speed limit throughout the park is 5 MPH for Recreational Vehicles - ATVs and dirt bikes (except for 411 Oaks’s maintenance ATV) are not to be ridden for pleasure on 411 Oaks property Garbage Disposal Policy - All sites must be kept neat and free of clutter - Garbage is to be placed into the dumpsters provided to keep wild animals away from campers - Do not leave your trash outside your door because wild animals will get it before you can get it to the dumpster - DO NOT put trash, diapers, or other debris in the firepit - Wastewater or gray water must not be dumped on the ground - Guests are allowed to use the dump station on site with campground personnel present Drugs & Alcohol Policy - Excessive use of alcohol with disruptive behavior or any evidence of illegal drugs will result in law enforcement being called, and you and others with you will be asked to leave the property immediately. - MARIJUANA IS NOT LEGAL AND MAY NOT BE SMOKED OPENLY OR PUBLICLY IN TENNESSEE - Vandalism will not be tolerated, and violators will be prosecuted Campfires Policy - Campfires are permitted in fire rings only if a Fire Ban is not in place. - You must put the fire out daily with water - FIRE RINGS ARE NOT TO BE MOVED. Cold Months Guests - If you use the campground during the colder months, you will need to heat tape your water hose, up to and including the gate valve, making sure it remains plugged in at all times. - If any damage results from freezing due to your negligence, then you will be responsible for any repairs to the facility, for any loss of business that may occur, and for any inconvenience to other campers due to the problems you cause. - Skirting is only allowed during the winter season: November 1 through April 1 - Any damages to 411 Oaks property will be charged to the credit card you provide. Waiver of Rights - Any rights given by the State of Tennessee pertaining to eviction and notice to evict are waived and surrendered. - 411 Oaks reserves the right to evict for non-payment - Any court fees and attorneys fees 411 Oaks incurs to remove you and your property from the premises will be reimbursed at your expense by charging the credit card you have provided Refusal of Service - Management reserves the right to refuse service to anyone, make changes, or supplement these rules as may be necessary. - Violation of ANY of these rules may result in eviction WITHOUT REFUND. Attorneys Fees - If legal action is commenced to enforce any of the rights or obligations in this Agreement or relating in any way to the Premises, the prevailing party shall be entitled to collect all court costs and reasonable attorney fees incurred in such action. - Interest on outstanding balances shall accrue at 18% per annum.

Cancellation Policy

MODERATE If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
